Purchase of your real properties and real estate in Czech
Republic.
In Czech Republic the way of working and
legislation can be very different of the Dutch way of purchasing real
properties and real estate. The legislation of purchasing holiday cottages; it
cannot only be confusing, but it can also lead to problems when you’re not
familiar with it.
The following activities can be done for you when purchasing
real properties and real estate:
· Juridical accompaniment (establishing of a limited liability company,
business licence, etc.).
· Financial accompaniment (financing, book-keeping, salaries, administration, etc.);
· Technical accompaniment (viewing, building inquiry, etc.);
· Commercial settlement (purchase and sell real properties, project development

· Other business (service at searching, insurance, letting, etc.).
According
the Czech legislation of exchanges, which is binding, one can get real
properties by a corporate body like a company with limited liability. After
comparing all possibilities a company with limited liability seems to be the
most simple and the cheapest way, one can get real estate. Those interested
will be the owners of the company with limited liability and with it they
become the owners of the real estate.
The
establishment of a company with limited liability will be arranged for you. It
means that registered capital has to be paid in with an amount of 200.000 CZK
(± 6.550 EUR). Other costs are the costs of establishing a company, about
45.000 CZK (± 1.500 EUR) and the costs of a notary at the transaction itself.

The s.r.o.
(Czeck limited
liability company), being a
corporate body, becomes the owner of the real estate. S.r.o. is a company that
will do undertakings activities (the letting of the house) in Check Republic.
So at least it has the same obligations as any other companies.
The founded
company is obligated to follow all Check legislation, to do the book-keeping,
take care of the administration, to appoint someone who will be able to
communicate with the Check authorities (tax-collector’s office, insurance
companies, trade supervision, commercial register, post office) Of course doing
all the activities, as mentioned above, take certain time and costs; with which
all can be arranged through a specialised firm, with a tax consultant as
guarantee.
