The following documents and formalities are required:

Formation documents (memorandum of association);
notarial document about the foundation of the company (the partners must be present);
decision about the choice or appointment of the statutory organ (the manager or also the qualified director);
permission of establishing the company;
example of the signature of the manager; declaration of honour of the manager;
voucher of the tax-collector’s office about tax due of the manager;
certificate out of the police record from the manager (declaration of good behaviour);
request of registration of the company into the commercial register.

The s.r.o. (Czeck limited liability company), being a corporate body, becomes the owner of the real estate. S.r.o. is a company that will do undertakings activities (the letting of the house) in Check Republic. So at least it has the same obligations as any other companies.

The founded company is obligated to follow all Check legislation, to do the book-keeping, take care of the administration, to appoint someone who will be able to communicate with the Check authorities (tax-collector’s office, insurance companies, trade supervision, commercial register, post office) Of course doing all the activities, as mentioned above, take certain time and costs; with which all can be arranged through a specialised firm, with a tax consultant as guarantee.
